It&#8217;s a great option for families who don&#8217;t want to entirely sacrifice the buzz of urban life but might want to size up property-wise.</p>

<p>There&#8217;s a clutch of family-friendly, foodie pubs in town, including <a href="https://birchtreepub.co.uk/" target="_blank" rel="noreferrer noopener">The Birch Tree</a> (lovely garden), <a href="https://gelsmoor.co.uk/" target="_blank" rel="noreferrer noopener">The Gelsmoor</a> (amazing steak, Dubai Chocolate Chouxnut to die for) and <a href="https://www.bullshead-abbotsoak.co.uk/" target="_blank" rel="noreferrer noopener">The Bulls Head </a>(again, really amazing garden). &nbsp;<a href="https://www.cattowsfarm.co.uk/" target="_blank" rel="noreferrer noopener">Cattows Farm</a> has a vast, light-filled tea room with panoramic views and an outdoor terrace. You can grab anything from a toastie to a salad bowl or a Sunday roast with all the trimmings.&nbsp;</p>



<p>Head 20 mins up the road to the buzzing university town of Loughborough for plenty of dynamic dining options &#8211; we love <a href="https://goodliffes.co.uk/" target="_blank" rel="noreferrer noopener">Goodliffes Bistro </a>for small plates and do not miss the pre- (and post-) drinks at <a href="https://soakcocktailco.co.uk/" target="_blank" rel="noreferrer noopener">S.O.A.K Cocktail Co.</a> </p>



<p><a href="https://www.chocoberrycafe.com/" target="_blank" rel="noreferrer noopener">Chocoberry</a>&nbsp;on Baxter Gate have everything from French macarons to Spanish churros and American milkshakes and kids will love the Yum Bubblegum waffles;&nbsp;<a href="http://www.tarboushcafe.com/">Tarboush</a>&nbsp;is a Middle-Eastern inspired restaurant that serves mouth-watering mezeh dishes; and&nbsp;<a href="http://www.tarboushcafe.com/" target="_blank" rel="noreferrer noopener">Bom Bom Patisserie</a>&nbsp;have two cafes in the city; one on Derwent Drive, two blocks away from the University’s Library campus and one in Canal House, plus a take-out at the university campus. We love their Malteser and Biscoff cookies and their lunch menu is spot on. </p>



<h2 class="wp-block-heading" id="h-shop">SHOP</h2>



<p>Coalville is a real place – that&#8217;s why we love it – so you can expect all the usual essentials like a Boots and a Greggs, naturally. Newmarket in Marlborough Square is a regular market and is great for collectibles and artisan food and <a href="https://www.katscollectables.co.uk/" target="_blank" rel="noreferrer noopener">Kats Collectibles</a> is the place to go in town for unique homewares to furnish your new manor. In Loughborough you&#8217;ll find all the big names in the Carillon Court, The Rushes Shopping Centre and across Market Place, or it&#8217;s thirty minutes to Leicester, where Loseby Lane in the Old Town has a boutique vibe and is dotted with pretty indie shops. You can flex the plastic at the likes of SpaceNK, All Saints and Jo Malone in Highcross shopping centre or head further afield to Fosse Park where you’ll find Flannels, which is bursting with high end beauty and fashion brands.</p>

<p>Community is a big part of life in Coalville, thanks in no small part to the town&#8217;s history of coal mining. Impossible to list everything here but take your pick from The Coalville Male Voice Choir, Desford Colliery Band, Amateur Operatic Society, Drama Group, gymnastics club and ladies rugby. There&#8217;s also a library in town and a public art trail. </p>

<p>You are literally in the National Forest so there are walks a plenty, as well as mountain biking, at <a href="https://www.nationalforest.org/explore/attractions/snibston-colliery-park" target="_blank" rel="noreferrer noopener">Snibston Colliery Park</a>, <a href="https://www.fieldsportuk.co.uk/home/" target="_blank" rel="noreferrer noopener">assault courses and axe throwing</a>.  <a href="https://1620shouse.org.uk/" target="_blank" rel="noreferrer noopener">The 1620s House</a> is a pretty, early 17th century house where you can take a walk back in time to lives of a family living in the shadow of the Gunpowder Plot. <a href="https://www.cattowsfarm.co.uk/" target="_blank" rel="noreferrer noopener">Cattows Farm</a> is a fantastic farm shop, pick your own and restaurant that is well worth a visit. You can visit the ruins of Grace Dieu Priory, which is open to the public to visit FOC, or head slightly further afield to <a href="https://www.nationaltrust.org.uk/visit/peak-district-derbyshire/calke-abbey" target="_blank" rel="noreferrer noopener">National Trust Calke Abbey</a>.</p>



<h2 class="wp-block-heading" id="h-culture">CULTURE</h2>



<p><a href="https://centurytheatre.co.uk/" target="_blank" rel="noreferrer noopener">Century Theatre</a>, adjoining the historic mine buildings of the former Snibston Colliery, has. a packed schedule of shows and arts activities, including classic drama, live music, comedy, dance and film. There’s always something good on at&nbsp;<a href="https://www.loughboroughtownhall.co.uk/" target="_blank" rel="noreferrer noopener">Loughborough Town Hall</a>, or you can go a bit further and head to Leicester&#8217;s Cultural Quarter, where&nbsp;<a href="https://www.curveonline.co.uk/" target="_blank" rel="noreferrer noopener">Curve</a>&nbsp;has all the big hitters and cutting edge productions, plus there&#8217;s <a href="https://www.phoenix.org.uk/" target="_blank" rel="noreferrer noopener">The Phoenix</a>&nbsp;cinema and arts venue and <a href="https://www.leicestermuseums.org/museum-art-gallery/" target="_blank" rel="noreferrer noopener">Leicester Museum and Art Gallery</a> for fantastic workshops and talks alongside the exhibitions.</p>

<p>As mentioned, this is a up and coming part of the world with deals to be had. House prices in Coalville average £266,936, with detached homes selling for around £331,456. So far, so bargainatious. Semis sell for an average of £224,877, and terraced homes around £177,874.</p>

<p>Colaville has a number of primary schools including All Saints Church of England Primary School, Belvoirdale Primary School, Broom Leys Primary School, Warren Hills Primary School and St Clare&#8217;s Catholic Primary School. Castle Rock School&nbsp;caters for children aged 11 – 18 yrs, providing GCSEs, A-Levels and a number of vocational courses and there&#8217;s also Newbridge School&nbsp;for state secondary. </p>



<p>For independent school options, try <a href="https://www.dixie.org.uk/" target="_blank" rel="noreferrer noopener">The Dixie Grammar School</a>, which sits across two sites from Junior and Senior in Wellsborough and Market Bosworth, taking children from 3 – 18 yrs. <p><em>Game of Thrones</em> and <em>Merlin</em> hunk Tom Hopper is Colaville born and bred. And if you haven&#8217;t seen him in the Netflix film <em>Love in the Villa</em>, believe me, you&#8217;re not missing much but there are certain, umm, appealing elements. </p>



<h2 class="wp-block-heading" id="h-commute">COMMUTE</h2>



<p>Just a few minutes from M1 J22, it&#8217;s a pretty good location for zooming into Leicester and Nottingham, but not amazing for train connections so car is king. </p>
