<p>Cheek by jowl with Kettering, Barton has kept hold of it&#8217;s village identity, while still enjoying the convenience of being in close proximity to shops and amenities and, though properties are plentiful with lots of new development in the area, it really does feel like a little pocket of calm. </p>

<p><a href="https://www.bartonhall.com/vines-restaurant-and-bar/" target="_blank" rel="noreferrer noopener">Vines Brasserie</a> at Barton Hall Hotel is the jewell in Barton&#8217;s crown and the menu is pleasingly different – try the gin, juniper and lemon gravadlax or curried cod cheeks – and there&#8217;s always a rather satisfying Sunday lunch too. Oh, and there are 8 Tesla Superchargers in the car park, if you&#8217;re coming from far afield. We also love the wonderfully friendly AA Rosette restaurant&nbsp;at <a href="https://www.ketteringparkhotel.co.uk/" target="_blank" rel="noreferrer noopener">Kettering Park Hotel</a>, perfect for a post spa refuel. If you fancy something less formal, try <a href="https://thelounges.co.uk/kino/" target="_blank" rel="noreferrer noopener">Kino Lounge</a> which is in the old cinema in Kettering Market Place and don&#8217;t miss local indies, <a href="https://www.instagram.com/kafe.bloc/" target="_blank" rel="noreferrer noopener">Kafé Bloc</a> (also a fantastic deli) and <a href="https://butterwickbakery.com/stores/kettering/" target="_blank" rel="noreferrer noopener">Butterwick Bakery</a>. </p>



<h2 class="wp-block-heading" id="h-shop">SHOP</h2>



<p>Though Barton was a rural village, it&#8217;s fair to say that it&#8217;s now become almost a suburb of Kettering, which means few shops within the village itself aside from a Post Office, Co-Op and Budgens. So, for indie shopping, head to The Yards, where you&#8217;ll find vintage clothing, vinyl records and street food, and for high street stores and big name brands, <a href="https://rushdenlakes.com/" target="_blank" rel="noreferrer noopener">Rushden Lakes</a> is the place to go. <a href="https://www.isegardencentre.co.uk/" target="_blank" rel="noreferrer noopener">Ise Garden Centre</a> is in the village and <a href="https://www.bosworthsgc.co.uk/" target="_blank" rel="noreferrer noopener">Bosworth&#8217;s Garden Centre</a> is just ten minutes away in Burton Latimer.</p>



<h2 class="wp-block-heading" id="h-health-amp-wellbeing">HEALTH &amp; WELLBEING</h2>



<p>Soho Farmhouse meet Nordic vibes at the <em>al fresco</em>, <a href="https://www.bartonhall.com/the-garden-spa/" target="_blank" rel="noreferrer noopener">Garden Spa</a> at Barton Hall. There’s a hydrotherapy pool, cedar sauna cabin, sensory steam room, cold/ice therapy area, gym, Hayloft relaxation room and fire pit, plus gorgeous treatments using products from Elemental Herbology. Or head to the spa at <a href="https://www.ketteringparkhotel.co.uk/" target="_blank" rel="noreferrer noopener">Kettering Park</a>, which boasts an indoor pool, jacuzzi, sauna and steam room, alongside a fully equipped gym and fitness suite. </p>



<p>We also love <a href="https://ironstone.club/" target="_blank" rel="noreferrer noopener">Ironstone Wellbeing Centre</a>, just 10 mins up the road in Kettering, where you&#8217;ll find everything mind, body and soul, including hot yoga and reformer pilates, as well as osteopathy, sports massage and a lovely on site café. </p>



<h2 class="wp-block-heading" id="h-community">COMMUNITY</h2>



<p>There&#8217;s a newly built Community Centre, which is host to all sorts of of clubs and societies including karate lessons, baby sensory, film screenings and an annual village panto (<em>oh yes there is</em>, etc). There&#8217;s also a thriving cricket club and village allotments, so no shortage of things to get involved in.</p>

<p><a href="https://wicksteedpark.org/" target="_blank" rel="noreferrer noopener">Wicksteed Park</a> is right on the doorstep and makes a great day out with kids of all ages, with fun rides like the Water Chute, Dropslide and Dinosaur Valley and  a whopping 147 acres of parkland and boating lakes to explore.&nbsp;Also nearby, <a href="https://www.boughtonhouse.co.uk/" target="_blank" rel="noreferrer noopener">Boughton House</a>, also know as the English Versailles, is a grand stately with exquisitely landscaped gardens and palatial state rooms. Eddie Redmayne and Amanda Seyfried tied the knot here in character as Marius and Cosette in&nbsp;<em>Les Mis&nbsp;</em>and Joaquin Phoenix (above) called it home in his role as <em>Napoleon</em>,&nbsp;so, if it’s epic you’re looking for, you&#8217;ve come to the right place.</p>



<h2 class="wp-block-heading" id="h-culture">CULTURE</h2>



<p><a href="https://masquekettering.co.uk/" target="_blank" rel="noreferrer noopener">The Masque Theatre</a> is community Performing Arts Centre&nbsp;in the village with a 200 seat auditorium based at The Latimer Arts College, whilst in Kettering, <a href="https://lighthousetheatre.co.uk/" target="_blank" rel="noreferrer noopener">The Lighthouse Theatre</a> has a jam-packed schedule and, forty minutes away,  Northampton&#8217;s <a href="https://www.royalandderngate.co.uk/" target="_blank" rel="noreferrer noopener">Royal and Derngate</a> pulls in all the big name productions. <a href="https://musicbarn.co.uk/" target="_blank" rel="noreferrer noopener">The Music Barn</a> Festival is a boutique music festival that takes places every year in June in nearby Cransley, with proceeds going to to local charities and <a href="https://www.greenbelt.org.uk/" target="_blank" rel="noreferrer noopener">Greenbelt</a>, in the grounds of nearby Boughton House on August bank holiday weekend, blends music, performing arts, literature, comedy, spirituality, workshops and kids&#8217; entertainment.</p>

<p>Very reasonable indeed here, with average property prices come in at £324,093, with the majority of sales being detached homes, selling for £390,424. Semis sold for 271,661, with terraced homes fetch £239,860.</p>

<p>In the village there&#8217;s <a href="https://www.abeona.co.uk/home/" target="_blank" rel="noreferrer noopener">Abeona</a>, where your child can benefit from everything from swimming lessons to Spanish. In Kettering, there&#8217;s also <a href="https://monkeypuzzlekettering.co.uk/" target="_blank" rel="noreferrer noopener">Monkey Puzzle</a>, which will take children from 3 mths – 5 yrs and forms part of an award-winning group with further setting in Irthlingborough and Bedford; <a href="https://www.ronaldtreenursery.co.uk/" target="_blank" rel="noreferrer noopener">Ronald Tree Nursery</a>, which takes pre-school aged children; and <a href="https://www.busybeeschildcare.co.uk/nursery/kettering" target="_blank" rel="noreferrer noopener">Busy Bees</a>, which is a purpose built setting open 8am-6pm – ideal for working parents.  </p>



<h2 class="wp-block-heading" id="h-schools">SCHOOLS</h2>



<p>For primary schools try Barton Seagrave Primary School and Hayfield&#8217;s Cross Church of England School. The Latimer Arts College&nbsp;is a state secondary school with an emphasis on the performing arts that has its own theatre and dance studios. Hanwood Park School is a co-ed, comprehensive secondary school due to open soon on the new Hanwood Park development – watch this space. For independent schools, <a href="https://www.oundleschool.org.uk/" target="_blank" rel="noreferrer noopener">Oundle School</a> and <a href="https://www.wellingboroughschool.org/" target="_blank" rel="noreferrer noopener">Wellingborough</a> are both just 30 mins drive.</p>



<h2 class="wp-block-heading" id="h-best-kept-secret">BEST KEPT SECRET</h2>



<p>The 17th century Manor House on St Botolph&#8217;s Road was originally built for the Mayor of London to escape from the plague, though he never moved in due to the subsequent Great Fire of London. </p>



<h2 class="wp-block-heading" id="h-commute">COMMUTE</h2>



<p>The&nbsp;A6&nbsp;linking London and&nbsp;Leicester&nbsp;joins the&nbsp;A14 just south of the village, whilst the A14 joins the&nbsp;M1&nbsp;at J19, allowing easy links to Huntingdon, Felixstowe and London. The nearest train station is Kettering, with trains towards London and Sheffield and fast trains in to London St Pancras taking 50 mins to cover the 66 mile journey. Annual season tickets are £8,796.</p>
